Board Meetings

Board meetings are held quarterly. All meetings are open to the general association membership. Please contact the President or Secretary if you wish to attend.

Deed Restrictions/Bylaws

The Rules and Regulations do not include all of the rules that govern the North Potomac Green Property Owners Association. It is recommended that each member read NPGPOA’s Deed Restrictions and Bylaws to gain a complete understanding of the rules that govern members. To obtain a copy of the Deed Restrictions and/or Bylaws, please contact the Secretary.

Structures

• 1. General

     1. 1. Only certain structures and materials are permitted according to the Deed Restrictions.

        2. It is the responsibility of each homeowner to submit to the Board of Directors, for approval prior to construction, a drawing of all structures, underground pools, porches, decks, fences, dog runs, etc., to be erected on his/her lot, plus a complete set of specifications, both in duplicate.

  2. Fences

• • • 1. The only material eligible for approval is three rail, natural or dark wood, split rail fencing. Privacy screens or fences are not permitted.

• 3. Pools

• • • 1. Only underground swimming pools are permitted.

• 4. Fences around Swimming Pools:

• • • 1. Such fences should not exceed four (4) feet in height and must be wrought iron material only.

      2. No fence should extend forward of the rear of the house, except in those cases where West Bloomfield Township permission has been granted to locate the pool at the side of the house.

      3. It is the responsibility of the owner of the pool to maintain both sides of the fence.

• 5. Vehicles, Boats and Trailers

• • • 1. House trailers, recreational motor homes (R.V.s) boats, boat or motorcycle trailers, camper trailers, pick-up truck campers, cartop campers and storage units, and commercial vehicles may not be parked or stored on any lot, except in the garage.

Parks

• 1. No hard ball games permitted in the parks.

  2. No subdivision resident may erect or maintain any playground equipment on park property and any extant equipment must be removed.

  3. No planting on park property is permitted unless plans for such have been submitted and a written authorization has been granted by the Board of Directors.

     1. All plantings on park property automatically become the property of NPGPOA and shall be utilized and/or removed at its discretion.

     2. Plans for any sump pump lines through park property must be submitted to the Board of Directors for approval prior to installation. It is expected that the area of the park involved will be returned to its original state or better.

  4. No motorized vehicles permitted in the parks.

  5. No sledding or skiing permitted in the parks.

Streets

• 1. The maximum speed limit is 25 mph.

  2. All vehicles must be kept off the streets, beginning with the first snowfall.

  3. Pursuant to West Bloomfield Township Ordinance No. 92, sump pump water cannot discharge onto the street.

Dogs

• 1. Michigan State law requires that dogs be on their owner’s property at all times, unless on a leash and accompanied by a person capable of controlling the animal.

  2. West Bloomfield also has a leash law. Therefore, any loose dog should be reported to the West Bloomfield Police immediately.

  3. Dog owners must pick up after their dogs.

Signs

No signs can be erected or posted except for a “For Sale" sign on the owners own property and certain campaign signs during elections. The total cubic footage of such signs cannot exceed six (6) feet in height.
